A standard home inspection is performed for buyers as part of their due diligence after putting a home under contract. This inspection report provides information regarding all of the major components of a home, roofing, electrical, stuctural, plumbing, and others. My inspections follow the ASHI Standards of Practice and Code of Ethics. Please contact me with any questions about my inspection process and what is included.
A pre-listing inspection can be a huge asset to some homeowners prior to listing their home for sale. If the home has been lived in a for a while, but is in good overall condition, an inspection can provide a list of repairs to complete before listing. An inspection can help disclose repairs and gain an upper hand in negotionations as well during the selling process, which in the end will save time and money for the homeowner.
A maintenance inspection is for homeowners that have lived in their home for a while and would like a professional opinion on the condition of their home and an idea of upcoming maintenance needs and expenses. It's a full inspection looking at all of the components of the home and identifying underlying conditions in the same manner as a standard home inspection for a new buyer. This is also great for rental property owners every few years to keep up with maintenance and condition of their properties.
Most people think they are safe buying a new construction home. I can tell you from my experience that even though the home is brand new, a full inspection needs to be performed by a licensed professional. Large builders build their homes very quickly to maximize profit and this leads to mistakes with the construction, most of which are out of sight or unnoticed by the untrained eye. Smaller custom builders will also make mistakes that can lead to problems in your home down the road. After all, making mistakes is just part of being human.
I will offer follow-up inspections to my clients on any home that I inspect which require significant repairs. This serves as a check and balance to make sure that the repairs the seller agrees to complete are done correctly. This inspection will be offered at a discounted rate, as it will be looking at specific items within the house and will take less time than a full inspection.
Most home builders offer a one year warranty on new construction. I would complete a full inspection close to the eleventh month of ownership, to note any defects that the builder needs to repair before the warranty period expires. This type of inspection is just another way for me to serve my clients and offer them protection from defects in their home that would cause issues in the future.
I have developed a shortened report format and process to inspect investment opportunities. This focuses on the major components of the home and provides important information to aid investors in making purchase or renovation decisions. Allowing me to complete inspections and walk-throughs can streamline an investor's process and give them more opportunities to find other deals. It also provides documentation as a resource to move forward the renovation and flip homes faster.
